10817 Leabrook Drive in Wyndham

Despite the doom and gloom the media portrays in the current real estate market, unique opportunities exist for many home buyers, especially luxury home buyers.

While home prices throughout the Richmond area have dropped across the board, luxury home prices have been especially hard hit as the market for such high-end properties has dwindled in challenging economic times. This presents a great opportunity, for those who have the financial resources, to purchase a luxury Richmond area home that might have been completely out of their range 6+ years ago.

Purchasing a Richmond area luxury property is unlike a traditional home purchase. Luxury homebuyers should consider the following in their search:

Consider your finances carefully!
Even if you’re ready to pay cash for your luxury home, you still want to ensure you’re getting the best possible value and potential return on investment from your home purchase. Make sure you truly have the financial wherewithal to remain in the home as long as you’d like. Consider the stability and growth potential of your future income before moving forward.

Get your documentation in order!
Many luxury home buyers derive their net worth from a variety of sources and investments. Given the high-end purchase price of a luxury home, along with today’s unstable economic climate, prequalification is often necessary when it comes to luxury purchases.

Check it out in person!
Expansive square footage, sprawling property, and a bevy of incredible views often make luxury homes difficult to completely capture in photos, videos or virtual tours. A visit in person is an absolute must to make sure you’re not missing any potential details and, conversely, to make sure the property lives up to its image.

Consider the future of your investment!
Your luxury home investment needs to be carefully considered for the future, in particular your expectations in terms of your return on investment. Most luxury homebuyers are buying a lifestyle and don’t intend on flipping their home anytime soon. Given the volatility that still exists in today’s market, make sure you’re not headed into your luxury purchase with unrealistic thoughts of financial gain but rather to enjoy a spectacular home for many years to come.

Golf course living in Richmond is all about peaceful life in the luxury of lush greens. Buying a home in a golf course community is really special and exclusive. Golf communities provide enjoyment of your favorite past-time along with security and comfort.

Golf communities offer the best variety of amenities, including golf courses, swimming pools, tennis courts, and more. A well constructed luxurious golf community is a dream come true for many new home buyers, seeking a peaceful environment away from the commotions of the city. You don’t have to even play golf to live in this type of a community, if all that appeals to you is the beautiful surroundings of a golf course.

A wide range of Richmond area homebuyers show interest in golf course communities. Many young families move into a golf community because they seek a peaceful atmosphere and a beautiful home to enjoy while away from work, while many older couples choose golf course community living for retirement.

Richmond area golf communities can feature a variety of home styles including grand homes on the golf course, single family homes, and even townhomes. The wide array of housing choices makes golf communities affordable to people from all walks of life.

One of the most popular golf communities in the Richmond area is Wyndham in Western Henrico County. Wyndham is a master planned community consisting of over 1600 single-family homes, town-homes, and condominium homes. Wyndham was established in 1990 and is located in one of the most desirable locations in the Richmond, Virginia metro area.

Wyndham is home to The Dominion Club, a private country club and golf course designed by 2 time US Open champion and Virginian, Curtis Strange. Other amenities within Wyndham include a Swim and Racquet Club open to all residents, several parks, a large lake, an amphitheater for concerts, playgrounds and miles of sidewalks and walking trails. Shady Grove Elementary School is also located within Wyndham.

A golf course home can also be a great investment in the Richmond area. Because of the scarcity of golf course properties and all of the benefits above, homes on a course hold their value in shaky real estate markets and sky-rocket in value during better economic times.

Check out this featured home in Wyndham on one of the most picturesque holes of The Dominion Club, the Par 3 11th!

Most area golfers dream of living on a Richmond area golf course or country club and being able to look down the fairway while sipping morning coffee. But you don’t have to be a golfer to enjoy the benefits of living on a course.

Having a home on a golf course gives you all of the benefits of living beside a park. There are open spaces to enjoy, wildlife to watch, and an incredible amount of peace and tranquility. We live on a golf course and our biggest surprise was how quiet our backyard is since we don’t have backyard neighbors. A golf course home makes your property more relaxing and easier to enjoy. A course also doesn’t have the downsides of a park- because it has controlled access, especially if its a private club.

The clubhouse at most courses is the social centerpiece of the community. An added plus is that you won’t be tempted to drive home after one too many drinks as home is just a few yards away!

Birdwatching from your deck can be another enjoyable perk of living beside a golf course. Courses attract all kinds of birds as they maintain several types of habitat from short grass to scraggly undergrowth to tall trees. Wild birds are also attracted to golf courses because of the ponds and streams often built in to the course. If you have kids there are many times when late in the evening the golfers have left and they are left with a huge playground to play soccer, football, tag etc.

If you are a golfer living on a course has even more benefits. The proximity to the course encourages more frequent play. After a long day at work, it can be exhausting to think about packing the clubs in the car and driving over to a course for a quick round. Living within walking distance to the course can increase the number of games you get in in a year, which can improve your game immensely. I walk down to the green on the hole we live on and practice my short game and putting all the time!

Living so close to the course also provides you with more opportunities to be around others who love the sport. You will meet new golfing partners and opponents and have opportunities to play in all kinds of fun events.

A golf course home can also be a great investment in the Richmond area. Because of the scarcity of golf course properties and all of the benefits above, homes on or near a course hold their value in shaky real estate markets and sky-rocket in value during better economic times. While Richmond area golf course home prices continue to stay strong, there are values out there. Skye Bruce Properties has a golf course specialist on staff to help you find that perfect home on the links at a great value. Contact Skye Bruce Properties today!

For reasons such as a love for golf, great views, a fun lifestyle, and a smart investment, many people are buying real estate near golf courses. Living on a golf course may seem to some as a minor point when buying a home or a condominium, however when someone is shown real estate on or near a golf course people readily change their minds. Golf courses are in almost all cases, beautiful places with large areas of fresh green grass and strategically placed trees and ponds. When you own real estate right next to a golf course, you usually live in beautiful surroundings.

Golf course homes (single family, condos, townhomes) on or near a golf course will tend to be priced higher than similar homes in the same city or county. Just like with real estate located right next to the ocean, you pay for the view and the proximity to recreation as well as for the home itself. For many people, especially golf enthusiasts, the extra price is worth it. Not only will the real estate be near grounds that are constantly maintained for maximum beauty, it will also appreciate in price at an optimum rate. Unlike a high priced luxury vehicle, an investment in a home located next to or near a golf course can bring a handsome profit if or when you ever want to put it on the market.

When you are looking for a home located near a golf course many are located in “golf communities”. These are neighborhoods built around golf courses and often the golf course and surrounding homes and are built at the same time and have wonderful amenities. Richmond has a variety of golf communities throughout the area including Wyndham in Henrico County, Mountain Run and Country Club Hills in Hanover County, Founders Bridge, Salisbury, Stonehenge and Brandermill in Chesterfield and the area’s newest golf course community in New Kent County; New Kent Vineyards.

When you buy a home in a Richmond area golf community, you may also have access to one or more community swimming pools, gyms, a clubhouse, on-site restaurant or lounge, and last but not least, a golf course! Obviously when you buy a home in one of these golf communities you are going to pay more for real estate and there are additional membership fees, but for many people the amenities and luxury that come with it are well worth it.

Keep in mind when you are buying a home in a golf community, you will have to follow certain community rules and guidelines. Most all Richmond golf communities have a homeowners associations which set rules to ensure the homes in their community will keep up with a certain set of standards which helps insure optimum property values. If you own a home in a golf community you would probably not be allowed to paint the outside of your home burgundy and golf if you are a Redskins fan or put your ’69 Mustang up on jacks in your driveway every Saturday to work on it. Before you consider buying real estate in a golf community or any other type of planned community, you should find out what the rules are for homeowners and decide whether or not you can abide by them and still be happy living there.

When considering a home in a golf community, you will be required to pay fees directly to the homeowners association to help with upkeep of the surrounding grounds and any other included amenities. The fees should always be disclosed by the real estate agent so you can decide if your real estate budget can handle them. You should also ask about additional fees to join the country club as they are rarely included in your homeowner fees. Most people who are interested in living near a golf course or in a golf community anticipate paying these fees, and are more than happy to do so when they consider all of the benefits they will receive.

Last June Tiger Woods won the United States Open at Torrey Pines in La Jolla, California basically on one leg. He had both a stress fracture and a torn ACL in his left leg and knee. After 8 months Tiger is back this week at the World Golf Championship Accenture Match Play at Dove Mountain, Arizona. To mark his comeback I though it would be fun to take a look at a couple of Tiger’s homes.

Tiger Woods is arguably the most famous and recognizable athlete in the world. Not surprisingly his homes are in very secure, gated communities. He owns two properties on the Butler Chain of Lakes in Isleworth near Orlando. His golf villa is located on Lake Louise with 2 bedrooms, 3 bathrooms, 2,096 square feet, and his main residence for the moment is on Lake Isleworth with 8 bedrooms, 9 bathrooms, 3 stories, and 6,692 square feet. Check out the Isleworth website, I had the opportunity to visit the development a few years back and it is quite a place.

Woods is building a larger home on Jupiter Island, where he bought the 10-acre parcel of land in 2006 for $38-million. The property included two boat docks and four houses at the time Woods bought it. He has also purchased a number of other homes on the island. Woods, whose income of more than $100+ million a year makes him the highest-paid athlete in history, plans to build a family compound. Jupiter Island is the most expensive real estate zip code in the country according to Forbes and has been home to the nations wealthiest families for nearly a century. Golfers Jack Nicklaus and Greg Norman also reside on the Island. And in case you were wondering, YES, Woods’ 155-foot yacht “Privacy”, which the golf star now docks in North Palm Beach, could be accommodated at one of the docks.

Tiger also owns land and homes in Maui and a ranch in Jackson Hole Wyoming and I’m quite sure in several other places this blogger is unaware of.

Buying real estate on or near a golf course can be a very good investment and offer some great leisure perks. We live on a golf course and love it. As a golfer there is nothing better than slipping out for a few holes late in the day. Living on a golf course or in a golf course community can make coming home feel like coming home to a vacation at a resort. In addition to golf, there is tennis, swimming, work-out facilities, club dining options etc.

This comes at a cost however, country clubs are not cheap and they are a luxury. Joining a country club is lifestyle decision for sure. Most area private country clubs require an initiation fee to join and many involve a detailed membership application process. Just because you have the cash doesn’t guarantee membership. Most of the processes are pretty easy especially if you know someone who is a member, but a few require more work like letters of recommendation, interviews, etc.

Before you buy a home on or near a country club, do your research if you have your heart set on joining. Understand the costs (initiation fees, stock purchase, monthly dues, fees, minimums, etc), understand the membership process and the time it will take to gain your club and playing privileges.

Below is a list of area private country clubs, initiation fees, dues etc. As membership levels change clubs lower and raise these fees. Some will work with you on payment plans for initiation fees, some have deals for younger members and given the tough economic climate, many will work with you as they are looking to gain members. Ask for specials or incentives. These costs below are approximate, you should contact the membership director at any of these clubs for details.

Richmond Country Club, 18 holes, $13,000 initiation, $295/month dues

Hanover Country Club, 18 holes, $3000 initiation, $225/month dues

Willow Oaks Country Club, 18 holes, $30,000 initiation, $375/month dues

The Country Club of Virginia, 54 holes, $75,000+ initiation, $500+/ month dues

Kinloch Country Club, 18 holes, $125,000+ initiation, $500+/monthly dues

Salisbury Country Club, 27 holes, $33,000 initiation, $350/month dues

Hermitage Country Club, 36 holes, $40,000 initiation, $380/month dues

The Dominion Club, 18 holes, $17,000 initiation, $350/month dues

Jefferson Lakeside Club, 18 holes, $6,500 initiation, $250/month dues

Stonehenge Country Club, 18 holes, $6,000 initiation, $300/month dues

Brandermill Country Club, 18 holes, $6,000 initiation, $295/month dues

Again these figures are not exact, but give you an idea of the base cost for the clubs. Remember other fees for food, services, carts, lessons etc. are additional.

Exciting news in New Kent County! Ryan Homes, the largest builder of new homes in Virginia has begun construction in The Arbors at New Kent Vineyards. Homes are slated to start around $270,000, be between 2000 and 5000 square feet and have up to six bedrooms.

This unique community just off Interstate 64, about 20 minutes east of downtown Richmond will include a winery, an Inn, an equestrian center and polo field, an 18-hole golf course, 1900 homesites including 300 Estate Homes, 100 Resort Cottages and a Village Center, all surrounded by rolling hills and vineyards.

I recently drove through the development and it feels as much like Napa or Sonoma, California as it does central Virginia. I think this is really going to be a special community.

Now is a great time to buy! Builders like Ryan are offering all kinds of incentives, but don’t go it alone! Make sure you have a REALTOR to represent you and only you in the transaction of buying a new home. If you walk into the new construction model home and register, you may not be able to come back later with your own representation. It is critical to have a REALTOR represent you separate from representing the seller when buying a new construction. As a Buyer you need to make sure someone is representing your interests full time. They will negotiate for builder incentives and help you determine what the homes market value really is. RichmondHomeShopper.com Buyer’s Agents are very familiar with Richmond area builders and know what to expect. They know what and how to ask for upgrades and incentives to make sure your purchase is a financial success!

Email us today for information or to tour any home on the market in the Richmond area!

The roads are in, wine is being made at the Vineyard, the golf course is scheduled to open in 2009 and new homes are on the way at New Kent Vineyards.

Viniterra Golf and Country Club will be the centerpiece of the development and ClubCorp, the world management leader in private clubs, will be handling the management of Viniterra’s new golf course, clubhouse, restaurant, café and other resort amenities. ClubCorp manages famous golf properties such as Firestone Country Club, The Homestead and Pinehurst Resort and Club.

Viniterra’s golf course was designed by legendary golf course architect Rees Jones. The tract of land used for the golf course is very picturesque with varying elevation changes, ponds and Virginia hardwoods. The course design is said be challenging, versitle and fun. An example is the 15th hole, a par 3, will have 15 tee boxes, allowing for different angles, looks and challenges.

The course is also being developed in an environmentally sensitive manner by maximizing water resource protection. The golf course will use a collection of lakes and ponds to irrigate the drought resistant grasses being used on the greens, fairways and roughs.

RichmondHomeShopper.com Buyer’s Agent can provide detailed information about new homes at New Kent Vineyards and can arrange a tour. Please email us or subscribe to our Blog feed for additional information on new homes in this exciting new community!
